Most restoration companies dry your house and then hand you a list of builders. That gap is where restoration jobs go wrong. The company that took the moisture readings knows which wall was wet, how far up, and what was cut out — and if a different company does the rebuild, none of that knowledge travels with the job. You end up mediating between two firms about whether the framing was dry when it was closed up.

We are licensed to do both, so the drying record and the reconstruction scope come from one company. Practically that means the wall does not close until the readings support closing it, the scope reflects what was actually removed rather than an estimate written from photographs, and there is one point of contact and one invoice.

The work is ordinary contracting done in an unusual order: drywall and insulation, flooring, cabinetry, trim, then paint — sequenced around the drying rather than started when the fans leave. Matching matters more than people expect on a partial loss, because a repair that is structurally perfect but visibly different is still a repair you can see. Where an existing finish cannot be matched, we will say so before starting rather than after.

On an insured loss the scope goes to your adjuster with the drying documentation attached, which is what supports it. Out-of-pocket is typically your deductible, and you get the scope in writing before demolition starts.
