Flood water and a burst pipe are not the same loss, even when the depth is identical. Clean water from a supply line is Category 1 and can often be dried in place. Water that has crossed a yard, come up through a slab, or run off a street has picked up soil bacteria, fertiliser, motor oil and whatever was in the storm drain. That is Category 2 or 3, and the rules change: porous material that absorbed it comes out rather than being dried and left.
In the San Gabriel Valley the pattern is seasonal. Long dry spells leave hardpan and full gutters, then an atmospheric river arrives and the ground sheds water instead of absorbing it. It enters at the lowest point it can find — a garage slab, a side door threshold, a sunken living room — and spreads under the finish flooring where you cannot see it.
Our first job on a flood loss is to establish what the water actually is, because everything downstream depends on it. Then: extraction, removal of contaminated absorbent material such as carpet pad, affected drywall and insulation, cleaning and disinfection of what remains, and only then structural drying. Skipping straight to fans on a Category 3 loss dries the building and leaves the contamination in it.
One thing worth knowing before you need it: standard homeowners policies generally exclude rising surface water. Flood cover is usually a separate policy, often written through the National Flood Insurance Program. We will document the loss either way, but we would rather you learn that from us now than from an adjuster later.
