An inspection answers three questions: is there growth, where is the water feeding it, and how far has it spread. The order is deliberate. Finding the moisture source explains the growth and predicts where else to look, which a sample on its own cannot do.

The work is mostly measurement. Moisture meters on suspect material, pin probes where surface readings are ambiguous, thermal imaging to find the temperature anomalies worth probing, and a relative humidity and temperature profile of the space — a house sitting at high humidity will keep growing mould even after a leak is fixed. Where sampling is warranted we take air or surface samples and send them to an accredited laboratory.

We think the laboratory should be independent of whoever does the remediation, and we are comfortable saying that even though we do both. When the company scoping the work also grades the severity, the incentive runs the wrong way. Independent analysis is what makes a clearance result mean something to a landlord, a buyer or an insurer.
